Relief for real estate in budget 2017-2018

The FBR, Federal Board of Revenue is not the only one that makes budget, as it gets advices and suggestions from all important industriesin Pakistan. Different educational, business, law, financial institutes, and real estate industries help FBR make budget for the coming year. The recent budget has shown the relief for real estate in budget 2017-2018 as its revised. But, we don’t know yet how much relief is given asthe exact figure is not known. The revision in real estate taxes was done due to real setae forum’s action regarding the taxes.

Taxes

FBR considers different areas while preparing the budget,including economic, legal and financial factors. Last year was bad for the investors because taxes were more in the real estate that affected the investors. Real estate in big cities like Lahore, Karachi, and Islamabad gives the country huge revenue. According to experts, the investors get 100 percent return through the real estate industry.

But, increase in taxes was due to several reasons, including the black money. A certain amount of money was not shown in the tax, resulting in black money. This happened dueto the difference in DC rates and market prices that actually increased. All these issues forced the government to increase the real estate taxes in 2016-2017 budget. The entire situation affected the real estate investment, so the PREIF, Pakistan Real Estate Investment Forum designed a plan for real estate budget for 2017-2018. The plan was discussed in front of the Standing Committee of National Assembly. The reason of this plan was to get relief for real estate in budget.

Shaban Elahi, the president of PREIF said that the relief will help real estate investors make good money, and the government will also get good revenue out of it. The taxes if reduced will also affect overseas Pakistanis who invest in real estate in Pakistan.

The forum requested the provincial government to decrease the taxes in areas,including stamp duty, Capital value tax, and the Town Tax. The forum suggested that the taxes should come down from 7%.

Last year, certain real estate areas went through irregularities in the evaluation process that caused increase in taxes. The areas included DHA valley Islamabad, Anmol Cooperative Society Lahore, Port Qasim Authority, Landhi Industrial area, DHA City Karachi, SITE industrial area Karachi, and certain housing schemes in Faisalabad.

The real estate developers asked the government to reduce the taxes to half than the previous taxes i.e. from 2% to 1%. Elahi also said that the government should revise taxes for file sellers, making it comedown to 0.5 percent from 1 percent. The members of the NA Standing Committee on Finance liked the proposal submitted by PREIF. Chairman Qaiser Ahmed Shaikh as well as Mian Abdul Mannan were present in NA Standing Committee.

According to real estate experts, the revised taxes will leave a good impact on real estate investment with reduced taxes.  More developers will emerge, making the country economy better through real estate industry.
